Due to lack of quorum, the Monarch Beach Board of Directors meeting is cancelled for Monday, July 24, 2017.

The Board of Directors will meet at their next regularly scheduled meeting on Monay, August 28, 2017 at 5:00 p.m.

New Gate Manager

The Monarch Beach Master Association has contracted with a new gate manager, Nordic Security Services. All existing visitor information has already been transferred to the new website - https://monarchbeach.nordicsec.com A letter was sent May 5, 2016, with instructions on updating your login information for the new web management program.

The KPPM Connection

The KPPM Connection is an online tool that offers enhanced homeowner services. Using the portal, you can:

  • Make Online Payments
  • View Current and Previous Statements and Billing Inserts
  • Print Account History Reports
  • View and Update Enhanced Email Notification Features

Maintenance Advisory

I wanted to take a moment to update all on the maintenance issues that have occurred at the two entry gates entrances over the last two months:

  1. Both gate systems are aging, and have experienced several system failures:

    Transponder reader system - Niguel Gate. Part failed. Unfortunately, the manufacturer which is located in Canada, was closed from Christmas through New Years. The part is no longer being manufactured or refurbished. After contact with four vendors, a part has been located and installed.
    Stone hill wrought iron exit gate - due to age and weight of the gates, the gate hinges failed.
  2. Continuing to operate the gate would have meant burning out the operator system. The vendor was able to replace the hinges on January 23rd, and the gates have been powered up.
  3. The Board of Directors will be looking at long range maintenance review of the operating systems.
